Important: This kit provides informational environmental testing results only. It is not a medical device. It does not diagnose, screen for, or treat any disease or health condition. Results describe what was present in the sample submitted. Consult a licensed physician regarding any health concerns. Consult a licensed environmental remediation, mitigation, or mold-assessment professional regarding any remediation, clearance, or mitigation decisions.

Category-Specific Notes

The universal disclaimer above applies to every kit we sell. The following category-specific notes supplement it where applicable:

  • Radon: Radon results from this kit are not an EPA-certified post-mitigation clearance test. For real-estate transactions or mitigation-clearance verification, engage an NRPP/NRSB-certified radon professional in your state.
  • Drug Residue Testing: Surface-residue results are informational. Some states require formal disclosure or licensed-contractor remediation above defined contamination thresholds before sale, lease, or continued occupancy. State-specific obligations are summarized at Terms §17.
  • Mold & Mycotoxin: Some states limit who may perform mold assessment versus remediation, or require licensure for either. Where we can ship at all, see the state carve-outs in Terms §17.2 for specifics.
  • Water Quality: Results from this kit do not satisfy the New Jersey Private Well Testing Act (PWTA, N.J.S.A. 58:12A-26 et seq.) for real-estate transactions, which requires sampling by a certified-lab employee. For real-estate use, contact an NJDEP-certified lab and certified sampler.

BioDwell provides data and expert recommendations through the BioDwell Scientific Review, led by Mark Arvin (PhD Molecular Microbiology, MSc, MPH), alongside board-certified Family Nurse Practitioners. Our scientists review and interpret your test results. Recommendations are based on established scientific standards and industry best practices, are informational in nature, and should not replace consultation with your personal healthcare provider.

Not Medical Providers

BioDwell, its employees, contractors, affiliated laboratory partners, and consultants are not medical providers. We do not hold ourselves out as physicians, nurses, therapists, or any other type of licensed healthcare practitioner. Our team consists of environmental health experts, scientists, and technicians who specialize in environmental testing and analysis.

Variability of Results

Environmental test results may vary based on a number of factors, including but not limited to:

  • Sample collection methods and technique used during the sampling process
  • Environmental conditions at the time of sample collection, including temperature, humidity, and ventilation
  • Laboratory analysis methods and their inherent limitations
  • Timing between sample collection and laboratory processing
  • Condition of testing materials during shipping and storage

No Guarantee of Outcomes

BioDwell does not guarantee specific outcomes, results, or accuracy beyond the scope of certified laboratory testing performed by our partner laboratories. While we use ISO 17025-certified and EPA-compliant laboratories, environmental testing is inherently subject to variables that can affect results.

We make no warranties or representations regarding the completeness, accuracy, reliability, or suitability of the test results for any particular purpose beyond general informational use.

Limitation of Responsibility

BioDwell shall not be held liable for any actions taken or not taken based on the information provided in our test results, reports, or recommendations. Any decisions regarding remediation, medical treatment, or environmental modifications should be made in consultation with qualified professionals in the relevant field.
